A Major Improvement Project is Complete!

When we took over the management of the Rockwell Gardens, we knew one of our first priorities would be improving the roofs.

The old roofs had reached the end of their useful life. Some residents had experienced leaks, there were signs of animals getting into attic spaces, the siding on the old chimneys was deteriorating, and the old gutters were no longer working as they should. This also contributed to drainage problems in parts of the courtyard.

Instead of continuing to make temporary repairs, we decided to make a major investment in the future of the property.

What Was Completed?

Over the past several months, we have:

Installed brand-new roofs on all buildings
Installed new gutters throughout the property
Permanently removed and closed off all chimneys
Trimmed back and removed trees that were too close to the buildings
Repaired or replaced damaged siding above the garages on Buildings 1312 and 1320
Painted the street-facing siding on those buildings

This represented one of the largest capital investments made at Rockwell Gardens in many years. We are excited to have it completed and we believe it will benefit residents for years to come.

Why Were the Chimneys Removed?

Chimneys and fireplaces create additional fire risk and increase insurance costs for the property. By removing them, we make the buildings safer while also helping control operating costs. Keeping expenses under control allows us to continue investing in the property while keeping Rockwell Gardens an affordable place to live.

What’s Next?

Some residents have asked about the courtyard. We haven’t forgotten it!

We intentionally waited until all of the heavy construction work was finished before restoring the landscaping. Now that the roofing project is complete, we can begin improving the courtyard without worrying about construction equipment damaging the new work.

We’re excited to share these improvements with you over the coming months.

A Few Important Reminders

Fireplaces: All fireplaces and chimneys have now been permanently decommissioned and cannot be used for any reason. To make sure everyone is aware of this important safety change, we’ll be sending a short acknowledgment form for all residents to sign.
Roof Attachments: To protect the new roofing system, please do not attach satellite dishes, antennas, cables, or any other items to the roof. If you would like to install anything on the exterior of your home—including cameras, wiring, antennas, satellite dishes, or similar items—please contact management first. We are happy to review it with you.
Water Intrusion: The new roofs and gutters should greatly improve how water is managed around the property. As we monitor everything through the next few rainstorms, we’d appreciate your help. Please report any water coming into your home, including:
- Water entering through or around your back door from the courtyard (especially building 1312)
- Any roof leaks or water coming through ceilings
- Any other unexpected water intrusion during or after heavy rain
  Even if the amount of water seems small, please let management know as soon as possible. Early reports help us identify and resolve any remaining issues quickly.
Attic Pest Activity: One goal of the tree trimming and new roof system was to prevent animals and pests from getting into the attic spaces.
If you hear scratching, notice signs of animals, or suspect any new pest activity in the attic or ceiling areas, please report it immediately. Catching problems early allows us to address them before they become larger issues.
